How much deposit do I need for a Spanish mortgage as a non-resident?+

Spanish banks typically lend non-residents 60–70% of the property value, so you should budget for a deposit of 30–40%. On top of the deposit you also need around 12–13% of the price for purchase costs (IVA, stamp duty, notary, registry and legal fees) on a new build.

What are the total costs of buying a new-build on the Costa Blanca?+

For a new-build in the Valencian Community, budget roughly 13% on top of the price: 10% IVA (VAT), 1.5% AJD (stamp duty) and around 1.5% for notary, land registry and legal fees. The calculator above adds these to your deposit to show the total cash you need.

What interest rate will I pay on a Spanish mortgage in 2026?+

Non-resident fixed rates on the Costa Blanca are around 3–4% in 2026, with variable rates tracking Euribor plus a margin. Your exact rate depends on the bank, your income profile and the loan-to-value.

How long can a non-resident mortgage term be?+

Most non-resident mortgages run 20–30 years and must usually be repaid by around age 75, which can shorten the maximum term for older borrowers.
